GROTON -- A Common Street property changed hands for $1.6 million in late June, leading a month of transactions in which Groton's disclosed sale prices spanned $1 million from bottom to top, with the median settling at $825,000 across 13 recorded arm's-length sales.

MARKET OVERVIEW Twenty deeds were recorded in Groton between June 12 and July 11, 2026, though only 13 carried disclosed consideration amounts. The remaining seven transfers appear to reflect personal trust formations and one estate conveyance, all without stated prices. Among the 13 priced sales, the range ran from $600,000 to $1,600,000 and the median landed at $825,000. A count of 13 arm's-length sales over a roughly four-week span represents a moderately active period for a town of Groton's size.

TOP SALES The month's highest recorded transaction was 92 Common St., which sold June 25 for $1,600,000. Seller Jeanne M. Nutt conveyed the property to West Meadow Trust, with William A. Flaherty as trustee.

At 20 Hayes Woods Ln., a sale recorded June 26 closed at $1,425,000. The seller was Kiley Brock Homes LLC, a builder, and the buyers were Madhussudana R. Isanaka and Kalyani Isanaka, suggesting a new-construction or recently built home.

24 Bluebird Ln. sold June 18 for $1,350,000. The sellers were RD Kanniard Homes Inc. and Earl McKennon; no buyer name was captured in the available deed data.

37 Allens Trl. closed the same day at $995,000, with sellers Earl McKennon and Kerry McKennon conveying to Mehul Patel and Krupa Patel.
