Groton Median Sale Price Lands at $1.02 Million on Wide Price Spread

GROTON -- Twenty properties changed hands in Groton between June 19 and July 18, with recorded sale prices ranging from $620,000 to $2.4 million and a median price of $1,020,000 among the 14 transactions that disclosed a price.

MARKET OVERVIEW The registry recorded 20 deed transfers in the period, though only 14 included a disclosed consideration amount. Among those 14, prices ranged from $620,000 for 181 Forge Village Road to $2,400,000 for 186 Main St., with a median of $1,020,000. The six transactions without a disclosed price were concentrated among transfers between family members or into trusts, a pattern addressed below. Twenty recorded transfers in a four-week window is a notable volume for the town, though the data does not include prior-period figures for comparison.

TOP SALES The month's highest-priced transaction was 186 Main St., which sold for $2,400,000 on July 1. Seller Ward Holdings LLC conveyed the property to Tracey E. Lavelle, trustee of the Tracey E. Lavelle Living Trust. The second-highest sale was 92 Common St., which sold for $1,600,000 on June 25; Jeanne M. Nutt sold to the West Meadow Trust and William A. Flaherty, trustee. Third was 16 Hayes Woods Lane, sold July 1 for $1,495,000 by Kiley Brock Homes LLC to Andrew Alton Frank and Cristina Frank. Fourth was 20 Hayes Woods Lane, sold June 26 for $1,425,000, also by Kiley Brock Homes LLC, to Madhussudana R. Isanaka and Kalyani Isanaka. Rounding out the top five was 65 Skyfields Drive, sold June 26 for $1,220,000 by Peter Dresens and Linda Schommer to Marwan Elmasri and Vanessa Walker.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded sale. Hayes Woods Lane had two transactions, both from seller Kiley Brock Homes LLC: No. 16 for $1,495,000 and No. 20 for $1,425,000. Main Street also had two sales: 186 Main St. for $2,400,000 and 228 Main St. for $990,000. By price tier among the 14 disclosed sales, seven fell between $500,000 and $1 million (181 Forge Village Road, 2 Long Cope Road, 731 Chicopee Row, 507 Longley Road, 226 Cherry Tree Lane, 40 Mountain Lakes Trail and 228 Main St.), six fell between $1 million and $2 million (68 Riverbend Drive, 2 Wildflower Lane, 65 Skyfields Drive, 20 and 16 Hayes Woods Lane and 92 Common St.), and one exceeded $2 million (186 Main St.). MARKET NOTES All six transactions without a disclosed sale price involved transfers within the same family name or into a trust bearing that family's name: 11 Cedar Road (Keefe to Keefe), 215 Whiley Road (Cabot to a Cabot revocable trust), 622 Chicopee Row (Carter to a Carter trust), 31 Autumn Leaf Drive and 0 Autumn Leaf Drive (both Macdonald to a Macdonald trust, recorded the same day), and 70 Nod Road (the estate of James Martin Crowley to Paula J. Crowley). Two additional disclosed-price sales also involved family or trust names among the parties: 68 Riverbend Drive, sold by Kevin P. and Beth M. O'Brien to Claudia and James P. Desrosiers as trustees, and 228 Main St., sold by James P. and Claudia Desrosiers to Brian H. and Kelley M. Sorrow.
