Groton Home Sales Span $321,000 to $1.26 Million as Trust Transfers Dominate Deed Activity
Groton recorded 18 property transfers between Aug. 28 and Sept. 26, though only six carry a sale price so far, ranging from $321,000 to $1,262,000 with a median of $762,500. The period's top sale was 22 Chamberlains Mill Lane at $1,262,000, followed by 193 Gratuity Road at $1,130,000. Gratuity Road saw three separate transfers, the most of any street. Notably, more than half the recorded deeds, 10 of 18, involved matching family names on both sides of the transaction, suggesting trust or family transfers rather than open-market sales. With most prices still pending, the data does not yet support a clear read on market tone.
