Groton Planning Board Unanimously Approves Two Site Plan Permits at 489 Main Street
GROTON — August 4, 2022 — Groton Planning Board approves permits for dental office and marijuana retailer at 489 Main Street. The board voted unanimously at its August 4 meeting to issue Site Plan Review Permit 2022-11 for a dental office in Suite B and Permit 2022-10 for a marijuana retail establishment in Suite A of the same building, amending both to add a north-arrow requirement and stripping inapplicable security-fencing and permeable-paving conditions from the dental office permit. A public hearing on a nine-lot, 10.7-acre preliminary subdivision off Pepperell Road was continued to August 18 for lack of the five-member quorum required to open it, with outstanding engineering questions including inconsistent lot numbering, two missing septic locations, and unresolved fire-suppression plans. The board also learned that two 40B affordable-housing applications are approaching — one near the transfer station on Coburn Brook Road, which has MassHousing site approval but faces septic design hurdles, and a second known as Groton Farms at the former Deluxe property, which has submitted to MassHousing but lacks site location approval. Final paving at the Groton Hill Music Center site and the Main Street intersection is scheduled for the week of August 22, with every town department required to sign off before an occupancy permit can issue.
