Groton's Median Home Price Reaches $1.02 Million as Sale Prices Vary Widely

GROTON -- Nineteen properties changed hands in Groton between June 26 and July 25, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $700,000 to $2,400,000 and a median price of $1,020,000.

MARKET OVERVIEW The registry recorded 19 property transfers in the town during the period, though only 14 included a disclosed sale price; the remaining five were transfers into or between family trusts where no consideration was listed. Among the 14 sales with disclosed prices, the low was $700,000 for 186 Common St. and the high was $2,400,000 for 186 Main St. The median sale price across those 14 transactions was $1,020,000. A count of 19 recorded transfers in one month is a notable volume for a town the size of Groton, though the data alone does not indicate whether this represents a shift from prior periods.

TOP SALES The month's highest-priced transaction was 186 Main St., which sold for $2,400,000 on July 1. The seller was listed as Ward Holdings LLC, and the buyer was Tracey E. Lavelle, trustee of the Tracey E. Lavelle Living Trust. The second-highest sale was 16 Hayes Woods Lane, which sold for $1,495,000 on July 1; the seller was Kiley Brock Homes LLC, and the buyers were Andrew Alton Frank and Cristina Frank. At 20 Hayes Woods Lane, also sold by Kiley Brock Homes LLC, the price was $1,425,000 on June 26, with buyers Madhussudana R. Isanaka and Kalyani Isanaka. The fourth-highest sale was 76 Robin Hill Road at $1,375,000 on July 9, sold by Moulton Construction Corporation to Matthew and Deanna Glazier. Rounding out the top five, 65 Skyfields Drive sold for $1,220,000 on June 26, with sellers Peter Dresens and Linda Schommer and buyers Marwan Elmasri and Vanessa Walker.

NEIGHBORHOOD BREAKDOWN Two streets each recorded two sales during the period. Hayes Woods Lane saw both of its sales — at $1,495,000 and $1,425,000 — sold by the same seller, Kiley Brock Homes LLC. Longley Road also had two sales: 573 Longley Road for $950,000 and 507 Longley Road for $815,000, both recorded July 9 and June 30, respectively. Main Street likewise had two recorded transfers: the $2,400,000 sale at 186 Main St. and a $990,000 sale at 228 Main St. By price tier, seven of the 14 disclosed sales fell between $500,000 and $1 million, six fell between $1 million and $2 million, and one exceeded $2 million.

MARKET NOTES Five of the 19 recorded transfers were trust-related transactions in which the grantor and grantee appear to be the same individuals or immediate family members, and none of these five listed a sale price: 13 Broadmeadow Road (David F. and Elizabeth Smith to a Smith family trust), 28 Champney St. (Lois H. Young to a Young family trust), 11 Cedar Road (Jeffrey and Kimberly Keefe to Kimberly and William Keefe), 215 Whiley Road (Marshal H. Cabot to a Cabot revocable trust), and an unaddressed Groton parcel (Michael J. and Marie D. Leisten to the Leisten Family Revocable Trust). Separately, the deed records show James P. and Claudia Desrosiers as sellers of 228 Main St. for $990,000 on June 30, then as buyers — listed as trustees — of 68 Riverbend Drive for $1,050,000 on July 1.
